What to Expect During a Roof Replacement

It begins with a roof and attic inspection: the contractor photographs worn areas, checks the decking and ventilation, and confirms material and color. Before work starts, the crew protects landscaping, moves vehicles clear of the drip line, and stages a dumpster or trailer for the old shingles. You will be told to expect heavy foot traffic on the roof, vibration inside the house, and to take anything off the walls that might rattle loose.

On install day the crew strips the old roofing down to the deck. This is the moment hidden problems surface — soft, delaminated, or rotted sheathing gets cut out and replaced rather than buried under new shingles. The deck is then swept clean and prepped for underlayment. A roof installed over a bad deck fails early no matter how good the shingles are, so this stage is non-negotiable.

Synthetic underlayment goes down with ice-and-water shield at the eaves and valleys, then new flashing is set at walls, chimneys, and pipes. Shingles or panels are installed from the eaves up with manufacturer nailing patterns, ridge venting is completed, and finally the property gets a magnetic nail sweep. A good roofer walks the finished roof with you and shows photos of anything repaired underneath.
